When should our selections be finalized?

It is important that all selections be completed within 7 days of signing your Purchase & Sales Agreement. Our representative will have all the paperwork for you and samples to choose from. For your convenience, we have also put “Selection Sheets” on our web site (www.ctxhomes.com) which you can print off at home to get you started.

We have printed off our selection sheets, in which order should these should be filled out?

The initial request will be for your exterior selections (brick, shingle, and eaves colours – for single family homes only). The next will be for your kitchen, then your flooring, and finally your paint selections. Typically your kitchen will take anywhere from 8 to 10 weeks to build. Make sure you allow plenty of time for this. If you have any questions or concerns, feel free to call the office (519) 494-1132 for help.

How do we make our selections for our home?

Your agent will advise you with this step. Remember that the sooner you make your selections, the more time you will have for other things. We have selection sheets online with contact information of our trades for your convenience. Simply print the sheets, contact the appropriate supplier and set up your appointments.

Will changes to our home that we want incorporated delay our closing?

Yes. Any changes to your home definitely have the potential of delaying your closing. It is really important to make sure that any changes requested and approved are done at the beginning of the construction of your new home. We will definitely try to meet your closing expectations, pending the type of modification requests.

Do you use a design consultant?

Yes. All of our model homes are designed and decorated exclusively by "Janie Tellerd" our design consultant from Design Connextions. She would be more than pleased to review and answer any questions or concerns you may have regarding your layout, colour selections, furniture placement, and more. Do you use a particular lighting company that we can visit?

Yes. CTX Homes has a lighting company that will assist our purchasers with all their lighting needs. Simply contact The Lighting Shoppe in London at 1199 Wharncliffe Rd. S. or call to set up an appointment (519) 668-0178.

How do we go about changing our utilities to our name before we move in?

A list will be provided to you during your “walk-through” of your new home. It will be together with all of your Tarion Warranty Corporation documents. There will be a list of utility companies and their phone numbers for your convenience.

If we need service to our home, what are typical hours of service?

Please note that our Customer Service Department is available during normal business hours (Monday - Friday 8:00 - 5:00 PM). Service is provided by our service representatives in your area and the applicable service trades.

Do you have a link to Tarion Warranty Corporation?

Yes. For your convenience, we have a direct link to their home page. Use our “Link” section to go review, print, or contact Tarion directly. Or call them at 1-877-TARION. (www.tarion.com)

Where do we send our Tarion Warranty Corporation paperwork?

The original PDI form (Pre-Delivery Inspection Form) will be mailed directly to Tarion by CTX Homes Ltd. We will schedule an appointment with you to do a “walk-through” of your new home and note any deficiencies. If any items are missed on this initial inspection, your “30-Day” inspection will give you time to note them. This form will be completed by you and mailed directly to Tarion. We would also request a copy be mailed or faxed to us directly so we can review and proceed with arranging for repair work.

Do you have a referral program?

Yes. There is a link on our web site (www.ctxhomes.com) where you can fill in your referral information and we will send you a cheque once the Purchase & Sale Agreement has been finalized. Is CTX Homes Ltd. registered with other associations?Yes. CTX Homes is a member of the Canadian Home Builders' Association, the Ontario Home Builders' Association, and the London Home Builders' Association.

If we would like to upgrade our ensuite shower to a “party shower” and our home is already in the construction stage, can we still have this upgrade?

It is really important to check with the builder about this to see if the “rough-in” plumbing lines have already been installed. A “party shower” requires a lot of water. Larger plumbing lines will be required to accommodate the volume of water needed to run all of your wall jets. This is definitely a decision that should be made at the time of signing your Purchase & Sale Agreement to avoid disappointment.

When should we provide cable & telephone locations?

The sooner the better! However, once your home has been framed, we will need a floor plan (provided by your agent) with all your cable and telephone locations clearly marked. Our site supervisor may also request a site visit at this point.

When can changes be made to our home’s construction?

No structural changes can be made after the building permit has been obtained. Interior changes that are requested and approved by the builder after the Purchase & Sale Agreement has been signed will be subject to an administrative charge.

When should I make a site visit?

We encourage authorized visits to your new home. Contact your authorized representative for an appointment. The builder or site supervisor will also occasionally contact you directly to set up an appointment to confirm certain details in your home.

How many paint choices can I have?

Two colours are included in your paint selections. However, additional colours can be selected for a charge. See our paint selection sheets online (www.ctxhomes.com) for details. Darker colours and deep reds will also incur an extra charge.

When do we supply our lights?

This is one of the last items that will be requested. Typically the site supervisor will advise you about 2 weeks after your home has been dry walled. Simply label each of your light boxes with their room names and deliver them to your new home where our electrician will install them for you.
