When should our selections be finalized?
It is important that all selections be completed within 7 days of signing your Purchase & Sales Agreement. Our representative will have all the paperwork for you and samples to choose from. For your convenience, we have also put “Selection Sheets” on our web site (www.ctxhomes.com) which you can print off at home to get you started.
We have printed off our selection sheets, in which order should these should be filled out?
The initial request will be for your exterior selections (brick, shingle, and eaves colours – for single family homes only). The next will be for your kitchen, then your flooring, and finally your paint selections. Typically your kitchen will take anywhere from 8 to 10 weeks to build. Make sure you allow plenty of time for this. If you have any questions or concerns, feel free to call the office (519) 494-1132 for help.
How do we make our selections for our home?
Your agent will advise you with this step. Remember that the sooner you make your selections, the more time you will have for other things. We have selection sheets online with contact information of our trades for your convenience. Simple print the sheets, contact the appropriate supplier and set up your appointments.
Will changes to our home that we want incorporated delay our closing?
Yes. Any changes to your home definitely have the potential of delaying your closing. It is really important to make sure that any changes requested and approved are done at the beginning of the construction of your new home. We will definitely try to meet your closing expectations, pending the type of modification requests.
Do you use a design consultant?
Yes. All of our model homes are designed and decorated exclusively by “Janie Tellerd”, our design consultant. She can be contacted at (519) 494-1132. Janie would be more than pleased to review and answer any questions or concerns you may have about your layout, colour selections, furniture placement, and more. Also feel free to contact her through email at janie@mdirect.net for a consultation and to discuss her reasonable fee schedule.
If we would like to upgrade our ensuite shower to a “party shower” and our home is already in the construction stage, can we still have this upgrade?
It is really important to check with the builder about this to see if the “rough-in” plumbing lines have already been installed. A “party shower” requires a lot of water. Larger plumbing lines will be required to accommodate the volume of water needed to run all of your wall jets. This is definitely a decision that should be made at the time of signing your Purchase & Sale Agreement to avoid disappointment.
When should we provide cable & telephone locations?
The sooner the better! However, once your home has been framed, we will need a floor plan (provided by your agent) with all your cable and telephone locations clearly marked. Our site supervisor may also request a site visit at this point.
When can changes be made to our home’s construction?
No structural changes can be made after the building permit has been obtained. Interior changes that are requested and approved by the builder after the Purchase & Sale Agreement has been signed will be subject to an administrative charge.
